Prefabricated buildings are actually invisible costs
" Building houses like building blocks" has become a new trend in the international construction industry. In response to the rumor that " low cost prefab houses are conducive to lowering house prices", the provincial industry office found that the construction cost of prefabricated buildings is still 5% - 10% higher than that of traditional buildings through a comparative analysis of 48 demonstration projects across the province. In response, the government has issued relevant incentive policies to help enterprises balance costs and push forward the development of fabricated construction industry.
1. Compared with the traditional mode, the cost is still slightly higher by 5% - 10%
The fact is that the higher the prefabrication rate, the higher the construction cost will be, ranging from 5% to 10%. Industry experts said: compared with the traditional way, the cost does not drop but slightly increases. In 2010, the prefabrication rate of a project in Zhangjiang, Shanghai, was 24%, and the construction cost per square meter increased by 300 - 320 yuan. In Beijing in 2011, the prefabrication rate of a certain project was 55%, and the construction cost per square meter increased by about 450 yuan. According to analysis, the increase is mainly in the cost of prefabricated components and design costs. Compared with the traditional mode, the construction cost per square meter of prefabricated buildings is still as high as 200 - 300 yuan.
2. Push because assembly is more environmentally friendly
On the one hand, it is still in the initial stage of popularization, and the scale of prefabricated components production is not enough. On the one hand, the integration of the design at the source to the intermediate construction and project management is not enough. Han Jianzhong, a researcher at the provincial industry office, said that construction units and workers in the construction industry were not proficient in " assembly" operations. On the basis of realizing the integration of design, construction and project management, the construction cost per square meter is only higher than that of traditional buildings, increasing the 70 yuan.
Since the cost is increasing, why push for a new model? Experts explained that the assembly is more environmentally friendly and effectively controls more than half of the dust on the basis of water and electricity conservation. Like the construction waste generated from traditional construction sites, the government pays more than 100 yuan per ton for landfill, " these are actually hidden costs".
